ABSTRACT Lawang is a sub-district located in Malang Regency, East Java. Lawang is known with its resorts since the dutch colonial era. For that reason, no wonder that there are still many old buildings with dutch style in Lawang, including the train station that is one of the railroad stops from Surabaya to Malang. However, Lawang nowaday is brought to modernization with the sign of emergence of many villas. Over time, 90% of the villa construction have been using the construction method with the utilization of assistive devices. Grand Sinensis Villa is one which does not use any heavy equipment for its construction project. Therefore, the purpose of this study is to analyze the time acceleration and its effect on costs with different methods which is intended to compare several types of work using heavy equipment and without heavy equipment. The time acceleration calculation process starts from the calculation of duration/time of several jobs that are assisted by heavy equipment with the AON (Activity on Node) method. From the critical path, the results are obtained based on the assistance of heavy equipment, and there has obtained the time saving results from normal duration which is 362 days to 316 days after the assistance addition of heavy equipment, and for the normal cost of 19,324,921,775.22 Rupiahs to 21,037,675,404.99 Rupiahs, which increases 4.3%.
