Abstract

Abstract In this study, there are two issues being studied by the authors, namely: (1) What strategies of Sales Marketing Gunawangsa Manyar Hotel in enhancing competitiveness, (2) What the constraints being experienced and the effort of Sales Marketing Gunawangsa Manyar Hotel to solve the problem in improving competitiveness with a few other similar hotel? This study used qualitative research through a descriptive approach to the subject of the research is the Sales Marketing of Gunawangsa Manyar Hotel, which aims to illustrate the fact factually and accurately unable to improve the competitiveness of Gunawangsa Manyar Hotel. After doing some research by collecting data using the data in-depth interviews in a structured way (guided interview), so that obtained results of research on strategies Sales Marketing and some constraints experienced by Gunawangsa Manyar Hotel to improve the competitiveness through market analysis, which consists of: Market Trends and Market Needs. From the results of this study determined that in order to increase competitiveness through both the market analysis, Sales Marketing of Gunawangsa Manyar Hotel have a strategy: Positive Growth on Hotel Occupancy, Make More Profit, and Establish Good Training Program. While the obstacles encountered more to do with policy differences between the management of the hotel (hotel management) with a travel agent (the policy of travel agent) is about customer facilities included in room rate policy terms, the promotion concept that related with facilities and services.
